Forget the hype around Artificial Intelligence (AI); let's focus on the reality unfolding in Silicon Valley today. While there's no shortage of speculation about AI startups and their potential, the truth is, NVIDIA is currently dominating the scene, right here, right now. Amidst the noise, it's crucial to consider what this means for Silicon Valley. Renowned for its AI-tailored chips and commanding 87% of the GPU market, NVIDIA is a powerhouse driving major advancements in AI technology, including ChatGPT.1 It's essential to recognize the tangible impact of NVIDIA's success on Silicon Valley’s trajectory. 

If you’ve somehow missed the headlines, last week marked a historical milestone for NVIDIA. The company announced record-breaking quarterly revenue of $26 billion, representing an astounding 262% surge in sales from the same period last year.2 This surge underscores the demand for AI chips, propelling NVIDIA's shares to climb by more than 7% following the release of earnings that exceeded Wall Street estimates. Notably, the revenue in the company's data center unit, which includes AI microchips and semiconductors, experienced an extraordinary 427% year-over-year growth to $22.60 billion during the quarter.2

NVIDIA's presence in Silicon Valley was recently highlighted at their 2024 GTC Conference, which drew tens of thousands of tech professionals to San Jose. Furthermore, NVIDIA is expanding its footprint in the region by acquiring its Santa Clara headquarters for $374 million3, following the lead of tech giants like Google and Meta. With NVIDIA continuing to thrive, a race among tech companies ensues to harness the power of artificial intelligence for innovation and competitiveness.

As the AI race heats up, funding for AI startups is intensifying. More than half of this funding is concentrated in the Bay Area, solidifying its status as the epicenter of the AI revolution. Silicon Valley and San Francisco are leading this charge, with 2,101 AI startups raising a total of $143.7 billion in funding.4 This momentum extends nationwide with roughly 5,500 American AI startups collectively raising an impressive $335 billion in private investment between 2013 and 2023.5 

The expansion of AI in Silicon Valley is poised to further exacerbate the already dire housing crises. As AI technologies continue to advance, they are expected to fuel job growth in the tech sector, worsening the existing housing supply-demand imbalance. The influx of high-paying AI-related jobs will further strain the housing market, potentially driving up prices and making affordability challenges worse.

A healthy balance of jobs per housing unit typically stands at 1.4 jobs per housing unit.6 Currently, Silicon Valley is operating at a significantly higher ratio of 3.2 jobs per housing unit7, indicating an imbalance heightened by the region's rapid economic growth.

The influx of AI-related jobs, particularly in areas like San Jose, where there are 142.4 new AI jobs listed per 100,000 residents8, will further strain the housing market. This imbalance underscores the urgent need for comprehensive solutions to address housing affordability and availability in Silicon Valley. Initiatives like Aquino, Icon, and Echo developments aim to bolster housing supply, alleviate affordability pressures, and accommodate the influx of workers.

The surge of AI workers will significantly increase the demand for office space. Tech giants and startups alike are competing for space, driving demand for both housing and office spaces. The Bay Area was by far the national hot spot for AI companies on the hunt for offices, holding the highest concentration of AI firms. Typical San Francisco AI tenants take up 64,000 square feet of offices, while Silicon Valley companies occupy more than 131,000 square feet.9 This surge necessitates repurposing vacant office spaces and spurs the development of new office projects like the Paseo project.

The AI revolution not only reshapes the tech industry but also redefines Silicon Valley itself, with NVIDIA standing as a central player in this transformative landscape. NVIDIA's unparalleled success and innovation underscore the region's resilience, innovation, and adaptability. As AI continues to evolve, fueled in part by NVIDIA's advancements, Silicon Valley will remain at the forefront, driving progress and shaping the future.

OPPORTUNITY ZONE DISCLOSURES

  • Investing in opportunity zones is speculative. Opportunity zones are newly formed entities with no operating history. WHAT IS A DST?

A Delaware statutory trust (DST) permits fractional ownership where multiple investors can share ownership in a single property or a portfolio of properties, which qualifies as replacement property as part of an investor’s 1031 exchange transaction.

A Delaware Statutory Trust is a real estate ownership structure where multiple investors each hold an undivided fractional interest in a single property or a portfolio of properties, which qualifies as replacement property as party of an investor’s 1031 exchange transaction. The trust is established by a professional real estate company, referred to as “DST sponsor”, who identifies and acquires the real estate assets.

Potential Disadvantages?
Like all real estate investments, investing in Delaware Statutory Trusts involve many of the same risks, including potential lack of return and loss of principal. As long-term, income-focused investments, DST performance is largely dependent upon the tenants’ ability to pay rent. This presents a few notable DST risks including lack of liquidity, interest rate risk, and changing market conditions. Additionally, some of the characteristics of a DST may not align with an individual’s investment goals including the lack of personal control over the investment.

What is a 1031 exchange transaction?
A 1031 Exchange, named for Section 1031 of the U.s Internal Revenue Code, is a transaction approved by the IRS that allows real estate investors to defer the tax liability or capital gains taxes on the sale of investment property. DSTs are considered direct property ownership for tax purposes, and as such, they are eligible for tax-deferred 1031 Exchanges.

To defer taxes, the proceeds from the sale of the relinquished property must be reinvested into another “like-kind” replacement property of equal or greater value within 180 days of the closing date of the relinquished property. Tax deferral allows DST investors to preserve all of the equity from the sale of their relinquished property so it can continue working for them in their new DST replacement property.

Investing in the DST is speculative and involves substantial risks. You should purchase these securities only if you can afford a complete loss of your investment. It is difficult to accurately predict the results to a Member from an investment in the Company.
